In the area of the city center and in the vicinity with the buildings in the Reeperbahn, the plot structure with building widths/lengths is essentially the same, which can be read independently of the eaves- or gable-ended construction method. Housing mix

Organizations types

In order to achieve an ideal mix of apartments and thus the social mix of the residential quarter, various types of development such as two-bedroom, three-bedroom or with a central staircase and corridor development will be realized.

Garden apartments

On the ground floors of the buildings along Planstrasse, spacious flats will be created that will have their own external entrances with bicycle storage facilities, rubbish bins, terraces and garden use, as in chain houses. These spacious flats with garden access and private entrances are particularly suitable for people with limited mobility or large families. The upper floors are accessed via central entrances with passenger lifts from the underground car park to the top floor.

Subsidized apartments

The proportion of subsidized living space of at least 25% in the district will be distributed across the entire district, as will the mix of apartments of different sizes. The proportion of subsidized apartments can be increased depending on the availability of funding and the need for apartments in the first or second subsidy channel.

Shape and design

Typical local and regionally available materials such as bricks for facades and roofs, wood for facades, eaves and bay windows are to be essential and defining design elements. The changing use of design elements, the perforated façade, the loggia, the bay windows and the open and closed gables will allow a variety of apartment sizes to be seen behind them. The restriction to a few materials and colours typical of the area is intended to make the unity of the residential quarter recognizable and tangible.

Construction and design

Sustainability

Achieving climate neutrality requires a “building turnaround”. The construction and operation of buildings are major sources of CO2 emissions. This requires a rethink in the design, construction and energy supply of the new buildings to be realized here. We strive for a CO2 footprint close to zero in the choice of materials and construction.

Climate-neutral construction

The buildings are constructed using a climate-neutral hybrid construction. Underground garages and stairwells are made of solid construction, while the exterior walls, some of the cladding, ceilings, roofs and bays are made of prefabricated timber structures. The design and the use of room cells for bathrooms enable the buildings to be constructed in series, quickly and cost-effectively.

Sustainable construction site organization

Material flows on the construction site, in particular waste and materials, are optimized by prefabricated construction elements. In addition to avoiding, sorting and recycling waste, better utilization and effective reduction are important components of sustainability on the construction site.

Energy-supply

Large-scale district heat pump with local heating network

The buildings are supplied with heat in accordance with the heat planning of the town of Eckernförde. The current plan is for the district to be developed by the municipal utilities with a large central heat pump. This should be based on a low-temperature system wherever possible and thus use existing environmental energy. The implementation of such an innovative approach is expressly welcomed. The highly resource-efficient use of the cold source network complements the importance of holistic sustainability very well, which is also evident in the building design, the choice of materials and the mobility concept.

Jointly realized heat transition

Alternatively or additionally, the use of geothermal energy through deep drilling is also being considered. Partnership-based cooperation with the municipal utilities as a public service provider for society is preferred in any case. In line with the concept of the heat island, the Nooröffnung district should thus actively contribute to the heat transition in Eckernförde from the outset without delay and without resorting to bridging technologies.

Ambitious energy standards

 

As a corresponding component of the heat supply, the heat requirement is also planned to be sustainable. The building envelopes are designed with the latest insulation standards and the statutory minimum energy standard is significantly exceeded. The target for minimizing consumption is the passive house standard.

Open space and sponge city

The Noor opening reverses the approach that has been pursued for decades of subjecting more and more open spaces to purely urban use. By restoring the original environmental landscape, a more compatible interaction between nature and people is created by giving the urban a higher quality of life and living. This idea is taken further in the design and implemented through a nature-oriented design of the open space. We support the concept of the sponge city, in which as few areas as possible are sealed. Instead, infiltration areas are to be created and rainwater is not to be drained away but retained or used on the site.

Accessibility in public spaces and in the home

Self-determined living

Our aim is to provide independent, self-determined and barrier-free access to all apartments. Based on our own experience, there is increasing demand for barrier-free and wheelchair-accessible rental apartments, as well as multi-party apartments for assisted living groups.

Following positive experiences in projects that have already been realized, appropriate forms of housing are being implemented in line with the expected demand.

For us, accessibility means enabling everyone to participate.

Accessibility begins in the public space via the semi-public space of the underground car park and stairwells and must meet the specific requirements within the apartment.

Holistic inclusion

Good orientation through clear, simple, step-free pathways with sufficient lighting and appropriate contrasts is important for everyone, but especially for people with visual impairments. In addition to play equipment for children of all ages, the arrangement of inclusive play equipment is a matter of course.
Non-slip surfaces, tactile edges and organized bicycle parking spaces outside the movement zones provide safety for all groups of people. Sufficient and correctly positioned benches, public litter garbage cans and handrails are just as important for older people as they are for pregnant women, sick people and everyone else.

Specialist planning in accordance with DIN 18040

Storage rooms for baby carriages, wheelchairs, walking frames and parcel racks in spacious entrance areas and sufficient maneuvering space in stairwells and corridors will invite residents to communicate. Elevators are barrier-free in accordance with DIN 18040 with floor announcements and visual indicators.

Inside the wheelchair-accessible apartments, door handles, switches and the video intercom to the building entrance are positioned at a height of 85 cm. The intercom system visually indicates that the other side is ready to listen. For manually operated doors with electric door latch release (door buzzer), the release is signaled by tactile vibration.

Sufficient storage and maneuvering space within the apartments, especially well-designed bathrooms and kitchens, are just as important for the quality of living and life as level exits to terraces and balconies.

Commercial use

Business on the Schulweg

Commercial use of approx. 1,000 m² is planned for Schulweg. While the city center with Kieler Straße as a pedestrian zone with small-scale businesses appeals to tourists and locals alike, a supply center for the city center is being created in Schulweg. In addition to the Italian supermarket Andronaco, which offers Italian delicacies on approx. 800 m², a full-range retailer with approx. 1,800 m² of retail space will be built on the skater park in the next few years. Both uses have an adjoining café/bistro.

Supplementing the local supply

Following the departure of Aldi and Netto from the Noor opening area, there is a lack of a discount store in the city center, which we could locate in the commercial area on Schulweg. This would complement the range of consumer goods described above in this area. This will create a synergy effect in Schulweg. In contrast to the “greenfield” location, Kieler Straße can be explicitly expected to be strengthened as an attractive promenade area. Other uses such as a drugstore or an organic supermarket are also conceivable. In any case, the sales area should not exceed 800 m².

Business on Steindamm

A commercial space of approx. 250 m² will be created facing the traffic-calmed Steindamm. The aim here is to locate one or two specialist stores that are not dependent on footfall. These could be (preferably owner-managed) specialist stores in the healthcare sector, as well as specialist stores for music, sport and hobbies.

Mobility concept

Mobility offers

A mobility concept with rental bikes, cargo bikes and car sharing, which is being developed together with providers and implemented in the development, is intended to motivate (and enable) residents and customers to do without their own cars.

The qualitative goal is climate and environmentally friendly mobility that encourages the choice of alternative means of transportation and makes it easy to use. Good opportunities to be mobile as an alternative to the car will in future make owning your own car more of an issue.

Parking spaces in underground garages

Private vehicles often obstruct public spaces in residents’ parking lots, even though they are only used sporadically. The quality of life in public spaces suffers as a result.

The transition to a new mobility culture is a long but steady process. At present, it is still realistic for people to own their own cars, which can be parked in the vicinity of their own homes. It is therefore logical to accommodate stationary traffic in underground garages for residents and to provide a neighborhood parking garage for guests and customers of businesses.

Bicycle as a central offer

Eckernförde has a very well-connected network of cycle paths with good links between the city center, residential areas, all school locations, workplaces in the industrial and commercial areas, the military bases and leisure facilities. Offers such as the sprat fleet already established in Eckernförde should be supplemented by rental cargo bikes and car-sharing offers.

Public transportation and short distances

City bus stops in the Reeperbahn are between 50 and 200 meters away. The train and bus stations are within walking distance of approx. 300 to 500 meters. The city center with all specialist stores is within walking distance, as are grocery stores for daily needs. A discount grocery store is planned for the residential area. “Good public transport” can be assumed if the development point of the property is within a catchment radius of 300 meters (which corresponds to approx. 5 minutes on foot) of the stop and there is a frequency of 10/20 minutes during peak/off-peak hours. These conditions are met, meaning that the property on Noor can be considered to have very good public transport connections.

Stationary traffic

Parking is provided in underground garages. The residential buildings along Planstrasse are connected by a continuous underground garage. As a residential street, Planstrasse can thus be kept free of traffic. The parking spaces for the residents of construction site A along Schulstrasse will also be provided in an underground garage. On the designated parking space to the north of the development, spaces with electric charging points and parking spaces for car sharing, guests and suppliers will be created. Parking spaces for bicycles and cargo bikes will be provided outside and inside the underground parking garage.

For customers of the commercial areas along Schulstrasse, a large number of parking spaces are available on the public parking facility opposite and in the planned neighborhood garage. A sufficient number of parking spaces for bicycles and cargo bicycles will be provided above ground and in the underground garage.

Guidelines for implementation

As few conventional car parking spaces as possible should be located on the eastern open spaces of the property along the planned road. To optimize accessibility, parking spaces for people with walking disabilities, car-sharing spaces and publicly accessible electric charging stations should be provided here.

The omnipresent bicycle traffic in the district should also be given visual priority. The parking facilities should be arranged in sufficient numbers, close to the street and near the entrance.

Concrete implementation

A total of 94 car parking spaces, including 11 disabled parking spaces and 105 bicycle parking spaces plus 10 for cargo bikes, are provided in the underground garages. The parking spaces in the underground garages are mainly intended for residents. Apartments and parking spaces are economically separated – only those who need a parking space should rent it in addition to their apartment.

Publicly usable parking spaces along the access road and on the parking area to the north of the development on Schulweg will be reserved for people with walking difficulties, mothers with children, car sharing, electric charging points and parcel delivery services.

To the north of the development on Schulweg, 3 parking spaces are integrated, which are intended for car-sharing vehicles. In the open spaces, both open and closed bicycle parking spaces integrated into the open space design are planned (a total of 115 spaces plus 11 cargo bikes).

For the bicycle parking spaces in the underground garage, an appropriate number of electrical connections will be provided. Special parking spaces are planned in the outdoor facilities for cargo bikes and other rental bikes.

The overall concept includes a bicycle station with a compressor air pump and repair facilities.

Parking spaces for packing stations of various delivery services and storage facilities (bicycle trailers, etc.) for residents will be integrated at a central location in the outdoor space.

Widened stairwells on the ground floor will provide opportunities to publish up-to-date information on public transport timetables, car-sharing services or carpooling offers, etc.
